Association Dues

Association dues will be approximately $72-$101 per month.

A. To facilitate documentation of yearly expenses and capital outlays, excel spreadsheets will be generated to project short term and long term capital needs. The program will ensure and outline that the association maintain adequate funds to cover short-term immediate expenses (Expenses - Short Term) and future long-term expenses (Reserves - Long Term). Future income and expense funds are calculated at a 2.5 percent inflation rate, adjusted yearly:
B. A portion equivalent to approximately 40 percent of the dues will collected for future long-term expenses.
C. Future long-term expenses include roof, exterior walls, re-painting, drives, curbing, landscaping and sidewalks.
D. The reserve capital fund shall be the sole property of the association, not individual condominium units.
E. Under no circumstance should any funds contributed be reimbursed to contributing units due to a future sale of unit(s) or any other request.
